All right, so these aren’t free in the same sense as the other freebies on this page, since somebody still has to pay for them. But that somebody doesn’t have to be you.
Order full tenant credit reports (including FICO score), nationwide criminal background checks, and nationwide eviction history reports. You can select to have the applicant charged directly for them, or you can select to pay them yourself if you prefer.
There’s no site inspection necessary, and as soon as the applicant approves your request, the tenant screening reports are instantly yours.

For responsible, reliable renters, you can leave control over sending payments in their hands, letting them submit payment by ACH (bank transfer) or credit card. Rent paid by ACH is free for both you and the renter, rent paid by credit card costs the tenant a 2.99% convenience fee.
For higher-risk renters, perhaps with dings on their credit report, require their rent to be deducted straight from their paycheck! The pricing here is just as transparent: the normal set up is 1.9% charged to you, 1.9% charged to the renter, but you can elect to have the renter pay the full 3.8%, or you can opt to pay it yourself.
